DESCRIPTION OF ITEM: 1.42 acres of undeveloped, vacant land in Alamosa County, Colorado, 6 miles south of Sand Dunes National Park, near the town of Mosca & approx. 35 miles from Alamosa. Description of property: Lot 33, Block 39, Zapata Unit 2, Parcel No. 514504313013. There is no site address for this property. According to the Zapata Home Owners Association, there are well maintained dirt roads in the subdivision. There is water and power in the area, but not on this particular lot. 2007 taxes: $168.42 due the end of April. According to the Alamosa County, Treasurer there is a tax lien certificate from 2003. The amount to redeem back taxes is $877.43. Total past due tax amount is $877.43 as of 2-29-08 (includes taxes, late fees and interest). According to Zapata Home Owners Association there is a lien for association dues (Doc No. 313400 recorded 08-20-2003). Association dues are approx. $100.00 per year. Past due association dues for 2006 and 2007 are approx. $310.00 as of 05-24-07 (includes $110 lien filing fee). Total amount of past due association dues are $410.00 as of 2-29-2008. LOCATION: Alamosa County is located in the scenic San Luis Valley of south central Colorado. The valley is the largest of Colorado's intermountain basins and is roughly shaped like an upside down horseshoe. It is bounded on the west by the San Juan Mountains, and on the east by the Sangre de Cristo Mountains, both studded with peaks rising to 13,000 and 14,000 feet. The valley floor stretches about 100 miles from north to south and 65 miles from east to west. Encompassing some 8,100 square miles, the valley varies from about 7,000 to 8,000 feet above sea level. Climate in the San Luis Valley varies from semi-arid to alpine depending upon the elevation. Summertime high temperatures rarely exceed 90 degrees. Precipitation on the valley floor averages about 7 inches annually.
